    I prepare a market analysis from the sales that genuinely compare, and I tell you what I think, plainly. Overpricing costs you time and leverage.

  3. Preparation

    We decide what's worth doing before you list and what isn't. For farms, that often means the details buyers' vets and trainers will notice.

  4. Presentation and reach

    Professional photography and the property video and tour I shoot myself, plus quiet conversations with buyers in my network before and after we go public.

  5. Negotiation to closing

    I stay calm when it matters, keep you informed without being chased, and handle the details through to the closing table.
